A builders clean is the first proper clean after building work finishes. It removes the plaster dust, paint and adhesive residue, protective film and site debris left behind by the trades, so the property is safe to inspect and ready to live in.

That is the trade definition. The problem is that builders, cleaning companies and building contracts all use the phrase a little differently, and the gap between what you expected and what you get is where most arguments start.

We only do after builders cleaning in London, so we see that gap every week. This guide sets out what a builders clean includes, what it leaves out, who normally pays for it, and how to specify one so nobody is surprised.

The Short Definition

A builders clean is a heavy-duty clean carried out once the main trades have finished and before snagging or handover. It uses industrial dust extraction, scrapers and surface-specific products to remove construction dust, paint spots, plaster, grout haze and debris from every room the work touched, including inside cupboards and window tracks.

It is a working clean, not a presentation clean. The aim is a property that is safe, inspectable and ready for the final polish.

The Three Levels of Clean on a Building Project

Most of the confusion disappears once you know there are three distinct cleans on a typical project, and they happen in order.

Level Who usually does it When What it achieves
Site clean (broom clean) The builder's own labourers Throughout the job and at completion Rubbish bagged, offcuts removed, floors swept. Dust still on every surface.
Builders clean Specialist after builders cleaners Once the last dusty trade has finished Dust extracted, residue removed, every surface wiped, property safe to inspect.
Sparkle clean The same specialists, usually After snagging, 2 to 5 days later Streak-free glass, polished chrome, show-home finish for move-in or photos.

The builder's broom clean is what most contracts require. The builders clean is what most homeowners picture when they read the words "leave the property clean". Those are not the same thing, and the difference is roughly a day's work for a team of three.

If you want the sparkle clean explained in detail, we have a separate guide to builders clean vs sparkle clean. This article stays on the middle level.

Where the Term Comes From

The phrase comes from building contracts, not the cleaning industry. Standard forms such as the JCT contracts oblige the contractor to keep the site tidy, remove rubbish as the work proceeds, and leave the works clean at practical completion.

In practice, contractors read that as a broom clean. Walls get a wipe where they are obviously marked, floors get swept, and the skip goes. Nobody on a building site is going to vacuum the inside of your wardrobes.

Over time the phrase "builders clean" came to mean the specialist clean that bridges that gap. When a developer, main contractor or architect specifies a builders clean today, they mean a priced item delivered by a cleaning contractor to a written scope, not a sweep by the labourer.

Check the wording in your contract. "Leave clean and tidy" means a broom clean. "Builders clean to handover standard" or "post-construction clean" means a specialist visit. If your contract only says the first, assume you are booking the clean yourself.

What a Builders Clean Includes

The scope below is what we deliver on a standard residential builders clean. It is close to what you will find in any decent contractor's specification, so use it as a benchmark when you compare quotes.

Area What is done
Dust extraction Every surface vacuumed top down with HEPA-filtered industrial vacuums: ceilings, walls, light fittings, tops of doors, picture rails, radiators (including between fins), skirtings, sockets.
Residue removal Paint spots, plaster flecks, adhesive, silicone smears and grout haze removed from glass, tiles, sanitaryware and hard floors using scrapers and surface-safe products.
Protective film and labels Manufacturer film removed from appliances, glazing, worktops and sanitaryware, and the adhesive residue cleaned off.
Kitchens Units cleaned inside and out, worktops cleaned with the right product for the stone or laminate, appliances wiped inside and out, extractor and hood cleaned, kickboards and plinths cleaned.
Bathrooms Tiles and grout cleaned, sanitaryware and brassware cleaned and polished, shower screens cleared of residue, extractor grilles cleaned.
Windows and doors Internal glass, frames, sills, tracks and trickle vents cleaned. Reachable external glass where agreed. Door furniture cleaned.
Floors Vacuumed, then damp mopped or cleaned with a product matched to the material. Carpets HEPA vacuumed in two directions.
Inside everything Wardrobes, cupboards, drawers, airing cupboards, under-stair storage, utility cupboards.
Waste Our own cleaning waste bagged and removed. Builders' waste removed where it is in the scope.

If you want the room-by-room detail, our after builders cleaning checklist breaks each of those lines down into the individual tasks.

What a Builders Clean Does Not Include

This is the part most guides skip, and it is where the disputes happen. Unless it is written into the scope, a builders clean normally excludes:

  • Builders' waste. Rubble, offcuts, packaging and plasterboard are the contractor's responsibility under the contract. We will remove them, but it is priced separately.
  • Snagging. We do not fill, sand or touch up paint. We will show you what we found.
  • External windows above ground floor. Reach-and-wash or access equipment is a separate item.
  • Carpet and upholstery shampooing. HEPA vacuuming is included. Wet extraction is not.
  • Furniture that has been moved back in. If the sofa is back in the room before we arrive, it gets vacuumed and wiped, not deep cleaned.
  • Heavily soiled appliances. New appliances get the film and dust removed. A used oven that has been in situ through the works is a separate job.
  • Exterior pressure washing of paths, patios and render.
  • Stain removal from fabric, stone or timber where the damage was caused during the works.

None of those is unreasonable to ask for. Just ask before the day, so they are priced and planned.

Who Does It and Who Pays

On a developer scheme or a commercial fit-out, the builders clean is almost always a line in the main contract. The main contractor either has their own cleaning subcontractor or asks for quotes against a written specification, and the cost sits inside the contract sum.

On a domestic renovation it depends on the builder. Some price a specialist clean into their quote and book us directly. Many do not, and the homeowner finds out at the end of the job that "clean and tidy" meant a sweep.

Our advice is to ask the question at tender stage, before you sign. If the builder's quote includes a builders clean, ask whether it is their own labour or a specialist, and ask to see the scope.

If it is not included, budget for it yourself and book it against the builder's completion date rather than your move-in date. The clean needs to happen after the last dusty trade and before snagging, and those dates move.

The Standard You Should Expect

A finished builders clean should pass four simple tests.

  1. The door-frame test. Run a finger along the top of a door frame and the top edge of a skirting board. Both should come away clean.
  2. The cupboard test. Open any kitchen unit or wardrobe. No dust in the corners, no sawdust on the shelf edges.
  3. The glass test. Internal glass has no paint spots, plaster flecks or label residue. It may not yet be streak-free, because that is the sparkle clean's job.
  4. The sunlight test. Stand in a room with low sun coming through the window. You will see some fine dust in the air and a light film may resettle within 48 hours. That is normal after major works. What you should not see is grit, debris or a visible layer on flat surfaces.

That last point matters. A builders clean is not the final state of the property, and anyone who promises a dust-free house 24 hours after plastering is overselling. Fine dust goes on resettling for days, which is why the sparkle clean exists and why our quotes for full renovations include a return visit.

Inspect before snagging, not after. A good builders clean makes defects visible. Scratched glass, chipped tiles and poor paintwork all hide under dust. Walk the property with your builder after the clean and before they leave site for good.

How to Specify a Builders Clean

If you are writing the scope yourself, or checking the one your contractor has sent, this is the wording we would want to see. Copy it into an email to your builder or to the cleaning company you are getting quotes from.

Builders clean, [address], [number] bedrooms, [number] bathrooms, [number] floors.

To be carried out after the final dusty trade has left site and before snagging. All rooms affected by the works plus hallways, stairs and landings. HEPA-filtered vacuum extraction of all surfaces top to bottom, including ceilings, walls, light fittings, radiators, sockets and skirtings. Removal of paint, plaster, adhesive and grout residue from glass, tiles, sanitaryware and hard floors using surface-appropriate methods. Removal of all protective film and labels. All cupboards, wardrobes and drawers cleaned inside. Internal glass, frames, sills and tracks cleaned. Floors vacuumed and cleaned with products matched to the material. Cleaning waste removed. Builders' waste [included / excluded]. External glazing above ground floor [included / excluded]. Return visit 48 hours after the main clean [included / excluded].

Ten minutes writing that saves an argument on the day and means every quote you get is for the same job.

How Long It Takes and What It Costs

A two-bed flat after a kitchen and bathroom refit takes a team of three about four to six hours. A three or four-bed house after a full renovation takes eight to twelve hours, sometimes split across two days so the return visit can catch the resettled dust.

Price follows time, access and finish. A studio after light works starts from around £200 in London. A large townhouse after a basement dig, with stone floors and five floors of glass, is a different job and a different number.

We have set out the full breakdown, including what pushes a quote up or down, in our guide to after builders cleaning costs in London. FAQs

What is classed as a builders clean?

A builders clean is the first full clean after construction or renovation work finishes. It removes heavy plaster and masonry dust, paint and adhesive residue, protective film and site debris from every surface, inside and out of units, so the property is safe to inspect and occupy. It is not the final polish.

What is the difference between a builders clean and a sparkle clean?

A builders clean removes the bulk of construction dust and residue straight after the trades leave. A sparkle clean is the final presentation clean a few days later, once snagging is done and airborne dust has settled. Most full renovations need both.

What is the difference between a builders clean and a final clean?

In most UK contracts the final clean is the same thing as a sparkle clean: the last visit before handover or move-in. The builders clean comes first and does the heavy lifting. Some contractors use final clean to mean the only clean they do, so ask which they mean.

Does the builder have to clean up after the work?

Most building contracts oblige the contractor to remove rubbish and leave the works clean and tidy at completion. In practice that is a broom clean. A proper builders clean with dust extraction and surface cleaning is usually a separate item, either priced into the contract or booked by the homeowner.

How long does a builders clean take?

A two-bed flat after a kitchen and bathroom refit takes a team of three about four to six hours. A three or four-bed house after a full renovation takes eight to twelve hours, sometimes across two visits. Add a shorter return visit 48 hours later for the resettled dust.
