Prime residential refurbishments in London rarely finish in one neat moment. A townhouse can look "complete" one day, then return to sanding dust, decorator touch-ups and snagging marks the next. That is exactly why this project at Addison Avenue, Holland Park (W11) required more than a one-off builders clean.

The After Builders Cleaning Company was appointed to deliver a structured post-build cleaning programme with around five staged re-cleans — keeping the property consistently handover-ready, snag-ready and viewing-ready.

Project at a glance 5-floor townhouse • Addison Avenue, W11 • Main contractor: Foursquare Construction • Initial deep clean + ~5 staged re-cleans • 5–6 cleaners per visit • ~10 hours per visit • Specialist post-construction window cleaning on every visit

The Brief

Working alongside Foursquare Construction, our brief was to maintain a premium finish at every stage of the programme. That meant:

  • Removing fine construction dust properly — without smearing it
  • Protecting newly finished surfaces throughout ongoing works
  • Ensuring the property presented to a standard suitable for client visits, photography and final sign-off
  • Including specialist post-build window cleaning on every visit

The brief wasn't "turn up at the end and do a quick clean". It was to deliver a reliable finish across multiple phases so the site could remain presentable and inspection-ready.

Requirement Detail
Clean type Specialist post-build clean suitable for a premium townhouse
Dust control Prevent the "it's back the next day" problem
Kitchens & bathrooms True handover sparkle standard
Floors Uniform finish with edges, thresholds and corners detailed
Glazing Streak-free specialist window cleaning after building work
Environment Snag-friendly — defects visible and identifiable

Why Staged Cleaning Matters on High-End London Refurbishments

Staged projects create predictable challenges that benefit from a specialist approach.

Fine Dust Resettles After Snagging

Even small works — sanding, drilling, minor carpentry, decorator touch-ups — produce micro-dust that settles on skirting tops, window boards, joinery edges and floors. If the sequence is wrong (wiping before proper dry removal), dust spreads and surfaces can look smeared or dull.

Premium Finishes Show Micro-Marks

High-spec materials amplify imperfections. Glass, chrome, mirrors, stone and dark joinery highlight haze, lint and fingerprints. A consistent method matters.

Windows Can Make a "Finished" Project Look Unfinished

A townhouse can be spotless inside, but dusty sills, frame channels or streaked glass immediately lower the perceived standard. That's why we included specialist window cleaning on every visit — including frames and sills, not just the glass.

Why this matters On a prime residential refurbishment, the margin between "clean enough" and "prime residential standard" often comes down to dust control, glazing clarity, and consistent detailing across every floor. A single-visit approach rarely achieves that.

Our Approach: The After Builders Cleaning Company Method

Our system is built around one principle that prevents most post-build issues: dry removal first, then detailing. This reduces smearing, improves longevity, and protects new finishes.

Visit 1: Full After-Build Reset

1. Site Reset, Zoning and Sequence Control

We structured the clean to avoid re-contaminating areas already finished: a consistent workflow across 5 floors, typically top-floor down, clean-to-dirty, with clear room zoning.

2. Dry Dust Removal (The Non-Negotiable Stage)

Before any wet wiping, we completed a thorough dry removal pass focusing on the hidden dust points that fail first:

  • Ceiling edges, coving lines and wall junctions
  • Door frames, architraves and high ledges
  • Skirting tops, corners, shadow lines and thresholds
  • Radiators and fins (major dust traps)
  • Cabinet plinth edges, shelving lines and internal corners
  • Stair edges, balustrades, handrails and landings
  • Window boards, sills and perimeter edges
Why dry removal comes first If you wipe dusty surfaces with a damp cloth before removing loose particles, you push fine dust into grain, edges and joints — creating a smeared finish that's harder to fix. Dry removal first is the foundation of every visit. Understand the health risks of construction dust.

3. Detail Finishing

After dry removal, we moved to controlled detailing to achieve a consistent "handover look":

  • Doors, frames, handles, switches and sockets cleaned and de-smudged
  • Joinery faces and edges finished for a uniform presentation
  • Light spot treatment of typical refurbishment residues (where safe and suitable)
  • Mirror and chrome finishing where reflections show defects most clearly

4. Kitchens: Handover Sparkle Standard

Kitchens were detailed to a viewing-ready finish:

  • Cabinet fronts polished to remove haze and fingerprints
  • Worktops and splashbacks cleaned for clarity and uniform shine
  • Sink and taps polished; edges and seams checked for dust build-up
  • Appliance externals wiped where present

5. Bathrooms: Clarity, Shine and Detail

Bathrooms were finished to a consistent, high-spec standard:

  • Sanitaryware cleaned and polished
  • Mirrors and chrome de-smudged and finished streak-free
  • Shower screens and glass panels polished for daylight inspection
  • Corners and grout lines checked for dust settlement

6. Floors: Double-Check, Then Finish

Floors were left until the end to keep results consistent:

  • Secondary dry removal pass before any wet finishing
  • Correct finishing method for the floor type to protect the surface
  • Edges and thresholds detailed to eliminate dust lines
  • Final walk-through to catch footprints and dull patches

7. Specialist Post-Construction Window Cleaning

Our specialist team completed proper window cleaning after building work on every visit, including:

  • Streak-free polishing of internal glazing
  • External glazing cleaned where safely accessible (as agreed)
  • Frames, sills and channels detailed (where dust accumulates fastest)
  • Safe sticker/adhesive residue removal where required
  • Natural-light inspection to catch micro-smears and haze
  • Spot checks for minor paint/compound specks where safe to reduce

External Areas (Presentation Support)

Where included within scope and safely accessible, we supported a complete handover feel by cleaning agreed external presentation areas — entrance thresholds/steps, immediate patio or balcony surfaces, external glass at reachable levels, and a tidy-up of the immediate approach. Broader exterior cleaning requirements are quoted separately depending on access, height, surface type and site conditions.

Visits 2–5: Staged Re-Cleans

This townhouse required approximately five re-cleans due to staging and ongoing snagging. Each return typically involved 5–6 cleaners working around 10 hours to restore a consistent presentation standard.

Each staged visit followed a repeatable protocol:

A) Dust-Control Re-Pass (First-to-Fail Areas)

  • Skirting tops and corners
  • Window boards, sills and frame channels
  • Stair edges, handrails and landings
  • Radiators and vent areas externally
  • Cabinet plinth lines, shelving edges and door edges
  • Touchpoints around handles and switches

B) High-Visibility Polishing

  • Mirrors, shower glass and reflective surfaces
  • Chrome taps and fittings
  • Dark joinery and glossy finishes
  • Kitchen fronts and worktop edges

C) Floor Presentation Refresh

  • Dry removal first, then appropriate finishing
  • Edge detailing and thresholds
  • Final check for dust lines and footprints

D) Window Refresh by Specialists

  • Glazing clarity maintained for daylight inspection
  • Frames, sills and channels kept dust-free
  • Adhesive/sticker residue reduced where needed

E) Snag-Style Quality Control

A final room-by-room inspection focusing on dust lines, smears, touchpoints, and presentation consistency across all floors.

Results: Consistently Handover-Ready Throughout the Final Programme

By combining a proper after builders clean with staged revisits, we helped keep this 5-floor Holland Park townhouse consistently ready for client viewings, snag inspections and handover.

Metric Result
Floors cleaned 5 (full townhouse)
Staged re-cleans ~5 visits
Team per visit 5–6 cleaners
Hours per visit ~10 hours
Window cleaning Specialist team, every visit
Presentation standard Maintained throughout programme

The repeated inclusion of specialist post-construction window cleaning ensured the property looked genuinely finished in natural light — often the difference between "clean enough" and "prime residential standard".

The outcome The townhouse was maintained at a consistent handover-ready standard throughout the final stages of the refurbishment programme. Clean glazing, detailed joinery, and dust-controlled floors meant the property was always ready for client viewings, photography, snagging inspections, and final sign-off.
